Purchasing Power Calculator

See roughly what price of property you could buy, based on your income, debts and savings.

Your estimate

About this calculator. It is a close estimate only, not an approval, and not a recommendation about any loan. It uses your take home pay under 2026-27 tax rates, a standard living cost figure, your existing repayments, and a typical market interest rate tested with a 3% buffer, then works out the price your borrowing power and your savings allow, including stamp duty and government registration fees for your state (first home buyer concessions are applied where they exist). Lenders each use their own rules and will give a different answer. It assumes an established home, no foreign buyers, a 30 year loan, a loan of up to 95% of the price for a home to live in and 90% for an investment, and does not include lenders mortgage insurance. Other costs of buying, such as search, settlement and conveyancer fees, are paid by the borrower and are not included. Talk to us for a figure you can rely on.
